concrete leveling faq
How long does the concrete leveling process take?
This depends on the size of the project. Majority of projects are completed in one day and in as little as a couple hours! We aim to minimize down time for all of our customers, even on larger projects.
Why does concrete sink or become not level?
Concrete can shift and sink for various reasons. Most of the sunken concrete we see is caused by ground settling and water erosion. Ground settling can be natural or caused by larger construction projects nearby. Water erosion can occur for many reasons like landscaping issues and improper irrigation or downspout directions.
We commonly see slabs heave/lift by tree roots and by water getting into the voids under the slabs and freezing during the winter months. When water freezes, it expands, lifting the slabs and when the ice melts, the slabs don't always return to their original position. There is nothing we can do to lower slabs, but there are other options we have that might be able to deliver the results you are looking for.
How much does concrete leveling cost?
Each project pricing is different based on slab dimensions and how much material is required to lift the slabs. Concrete leveling is generally 1/3 the cost of replacement, depending on the project and we have competitive pricing. During our free estimates, we account for the necessary variables to provide the most accurate and fair pricing possible for each of our customers. Projects start at as little as a few hundred dollars and increase with the amount of work needed. To better help, we offer financing on all projects over $500
What do I need to do to prepare for my upcoming concrete leveling project?
One of the benefits of concrete leveling is that is requires little to no prep work for the homeowner and in most cases, does not require a permit. If there are any items on the slabs we are going to level (ie. patio furniture, play sets, large planters) we kindly ask that they be removed prior to our arrival.
If you are having work done to any area of the garage or driveway, vehicles need to be removed from those areas until the process is complete and it is safe to drive on the areas again.
If possible, have an accessible water spigot with running water. We prefer to use our pressure washers for cleaning up after the work. If you do not have a water spigot, please let our office or your project manager know prior to our arrival.
How big are the injection holes? How visible are they?
We use a 1" diameter drill bit to create our injection holes. After the leveling process is complete, we patch these 1" holes. Depending on the size of the slab and how it needs to be properly leveled, you can expect to have 2-9 holes in each slab. The patches will be safe to tread on 3-24 hours after patching, relevant to the weather on the date of your project.
In standard, uncolored concrete, the newer the slab is, the less visible the holes will be at first. Our patches are just like new concrete, they are light and will begin to darken over time and as the concrete weathers. With colored and stamped concrete, we have dyes we use to match the hole patches to your colored concrete, the best possible. We also use different stone mixtures in our patches for our clients with exposed aggregate concrete.
I have cracks in my concrete, can it still be leveled?
If you are experiencing large cracks through the slabs, typically they can be leveled. In situations where there are many small cracks (spider web cracking), concrete crumbling or sections of a slab is missing, usually concrete leveling is not the best option because the concrete integrity has been compromised. It's always best to get eyes on slabs to see if they are a good candidate for the leveling process.
What material do you use to lift the slabs?
We use 100% pulverized limestone (AgLime), we add water to the limestone to make a dense slurry that is injected under the slabs to fill voids and level them. Once the slurry has dried under the slabs, it leaves the hardened limestone as a solid base for your slabs to rest on. We mix the material onsite and we are able to adjust the slurry thickness for your projects specific needs!
How long will my concrete leveling last?
If done correctly, concrete leveling can be a permanent solution, just as if it were replaced with new concrete. Our estimates are honest & free, our trained team members will assess the areas of concern and help determine if concrete leveling is a solution for you and if there are any contributing factors that may interfere with the longevity of your repair.
Is there a warranty or guarantee on the leveling work?
Yes! We offer two year coverage of the leveling projects, unless otherwise specified on your estimate.

Can concrete be leveled at any time of the year?
No, concrete leveling cannot be performed when there is frost in the ground. Being that we are in Michigan, we are always at the mercy of mother nature. Generally, we are able to level concrete from March through December.
